Welcome information for new Tenants

Please use this helpful information as you plan for your move-in date.

How do I sign my lease agreement?

All lease agreements are handled electronically. You will receive an email from us with a link to sign. Please contact your representative to understand which service we use at that time for the lease signing.

Cosigner forms, if applicable, will be delivered via email and you must print and have them notarized for move-in.

How do I set up utilities?

We provide a second sheet in addition to the lease with information on setting up utilities. Depending on your location, you will most likely have Electric and possibly Gas service. In some buildings, you also pay water and sewer through a submeter.

For Electric and Gas service, the utility is typically National Grid, they can be reached at 1 800 322 3223. Please do not try to set up your account online, always call to set up the service. You should not need a meter number from us, you should be able to provide your full apartment address and unit number to the representative to be able to set up the account. If you've tried this and it doesn't work, we can then obtain a meter number. It is National Grid's responsibility for the accuracy of their meter number and accounts. Some buildings do not have gas service and only have electric service. Please check your move-in sheet for which utilities you have.

For Water/Sewer, if applicable, you will receive an email and a letter with your first bill 15 days after the conclusion of your first month to set up your account. 

For Comcast and/or Verizon Fios, please follow the information in the move-in packet.

***Please refer to the move-in utility sheet for exactly which utilities you are supposed to set up. Electric and Gas (if gas is in the unit) must be turned on 24 hours prior to keys given so we may verify with National Grid (weekdays only) that utilities have been turned on. If your move-in date is on a Saturday, Sunday, or Holiday, please set up your accounts effective for your move-in date at least 2 business days prior to move-in. 

Accessing the Portal

You will receive an email and a text message to the numbers and emails provided during the application process for the activation of your portal with Appfolio. Follow the instructions in the email or the text to activate the portal. In the future, an easy way to remember how to login in the future is to just remember to visit https://tmi.rentals/portal

Payment of Deposits

Please follow the instructions at the top of your Lease agreement for deposits. Typically, the first month's rent deposit is due in full on the portal at https://tmi.rentals/portal. On step 3 and step 4 of the online payment process, you are able to enter a custom payment amount equivalent to your first month's rent if it isn't automatically in the portal.

Last month's rent and Security deposits (Massachusetts only) as provided for on your lease agreement must be brought to us in the form of money orders or bank checks, payable to the Landlord listed on the lease (TMI Property Management is not the Landlord).

Example Deposits and what we are looking for

Example for paying with Money Order (fake dollar amounts used): You have a security deposit of $1200.00 and a Last Month's rent of $2400.00 (please note either deposit cannot exceed one month's rent). You can bring to us: Three $1000 Money Orders, and Two additional money orders, one $200 and one $400. Why so many? Because money orders are usually limited to $1000, and the security deposit and last month's rent deposits must be deposited in different Landlord bank accounts.

Example for paying with Bank Check (not a personal check) (fake dollar amounts used): You have a security deposit of $1200.00 and a Last Month's rent of $2400.00 (please note either deposit cannot exceed one month's rent). You can bring to us: one $1200 bank check and one $2400 bank check, each payable to the Landlord listed in your lease.

DO NOT Bring One Check for the total amount. DO NOT Bring a Personal Check. Keys will not be given if it is your move-in date and you bring a personal check(s). Failure to follow rules for deposits will be a Tenant's expense (no prorated refunds provided if keys are unable to be given due to Tenant's negligence).
